The Empire State Building

Recorded September 14, 2008. The Empire State Building is a 102-story Art Deco skyscraper in New York City at the intersection of Fifth Avenue and West 34th Street. Its name is derived from the nickname for the state of New York. It stood as the world's tallest building for more than forty years, from its completion in 1931 until construction of the World Trade Center's North Tower was completed in 1972. Following the destruction of the World Trade Center in 2001, the Empire State Building once again became the tallest building in New York City and New York State. The Empire State Building is the second tallest skyscraper in the Americas (surpassed only by the Sears Tower) and the 9th tallest in the World. It is also the 4th tallest freestanding structure in the Americas and the 12th tallest in the world. In 1964, floodlights were added to illuminate the top of the building at night, in colors chosen to match seasonal and other events, such as St. Patrick's Day and Christmas. The floodlights bathed the building in red, white, and blue for several months after the destruction of the World Trade Center. The Empire State Building has one of the most popular outdoor observatories in the world, having been visited by over 110 million people. The 86th-floor observation deck offers impressive 360-degree views of the city. There is a second observation deck on the 102nd floor that is open to the public. Cabinet Project - Building a wall unit/dresser cabinet

The planning and construction of a 26-drawer combination dresser/wall unit from plywood and lumber purchased from Home Depot and Lowes Hardware. The unit is comprised of 8 separate cabinet units that all stack up to form what appears to be a single large wall unit. Although the overall unit seems formidable, by breaking this down into individual cabinets it became much simpler. Each cabinet was constructed separately. A good bit of time was spent in planning and checking (and rechecking) dimensions before I began cutting lumber. I went to work cutting the dozens of parts and set them aside as I finished each. When done with the parts, I began assembling the parts into the cabinets. Finishing was also time-consuming. There were two coats of primer, three coats of gloss white finish paint, and two coats of clear gloss acrylic.

Having your own backyard shed storage structure is the next best thing to pie a-la-mode when it's crafted with fresh peach pie. Our current house is the result of my wife's storage desires. Door Choices: What Doors Are Available for My Commercial Building?

Choosing the right doors for commercial facilities depends on a unique set of considerations that is very different from that of residential structures. These doors must not only satisfy safety and design considerations, but they also must comply with local building codes and Americans with Disabilities Act (ADA) requirements. Commercial Minneapolis construction projects also need to fulfill the National Fire Protection Association (NFPA) fire safety standards. Other factors to be considered include insulation properties, maintenance and installation requirements and the lead-time of the material.

Swing and Revolving Doors

Stick Built Method of Building Walls Was Once Considered a Good Way to Build

Concrete C-I-C construction is not concrete blocks.

The parts of the C-I-C wall are designed to include a Concrete Tie Beam formed within the panel, has vertical concrete columns reinforced with steel, concrete on the exterior wall and the interior wall with foam in the middle. It does not require any more forming.

You can compare this C-I-C type method of construction with wood framing, commonly called stick built homes. The strength of this type of concrete wall is in the vicinity of 10 times stronger than 2" x 6" stick built homes, even when the stick built home is designed for high wind resistance. The panels are connected together by the hardening of the concrete when it interlocks with the adjacent panel, making an unbreakable connection. At the top of the rebar in the column there is a bend within the tie beam area at the top of the panel, in engineering terms the load is uniformly transferred from the tie beam to the footers. This forms a tie column from the slab to the tie beam. An 8 ft tall wall of this type of construction easily resists over 2 ½ times the force of 150 MPH winds. To recap C-I-C construction provides unequaled high wind resistance and energy efficiency while being non-flammable and non-combustible. The important part is to keep wood and drywall boards off the walls, which is easy to do with the right system.

One-Close Construction Loans Provide the Best Mortgage For Building a Vacation Home

Many people investing in vacation properties decide to build a new home rather than purchase an existing home. Choices they make may range from using an architect to design a dream home to simply finding existing plans and choosing a builder. In all cases, the first decision is choosing the land or lot itself.

Once the location, plans, builder, and construction cost have been determined, the next question to answer is how to finance the construction. These choices range from cash to mortgage financing. In determining the best method of mortgage financing, a number of factors need to be taken into account.

Many banks offer construction loans, where the loan is set up so the builder can draw funds during the construction phase. These loans have costs associated with them, typically construction loan fees, inspections, processing, underwriting, appraisal, title, recording, and escrow closing fees. Interest during the construction phase is based on the drawn amount and either billed to the customer or taken from a prepaid reserve account.

When construction is complete, the construction loan needs to be paid off. This is typically accomplished with a traditional mortgage loan, or permanent loan. Once again, the customer incurs the loan fees and all other fees normal to any mortgage loan. The negative aspects of this type of construction-permanent financing are obvious: two closings double the closing costs, and interest rates may change during the course of construction.

The mortgage lenders providing the best financing for building offer one-close construction loans. These loans also allow the builder to make construction loan draws during construction, then automatically convert to the permanent loan on completion of construction. Besides the obvious cost savings of only one closing, the other primary benefit involves the interest rate on the long term loan: in many cases, the lender will lock in the rate at the time of the first closing. This means that the customer knows what their payment will be when complete, regardless of market fluctuations during that time.

There are other benefits created by one-close loans depending on the length of time the property is owned. Since many people purchase the land and build at a later time, their equity or appreciation during that time can work to their advantage, as the loan to value determination is based on appraised value, rather than cost.

For example: a customer purchased a lot for $200,000 that has doubled in value over time. They now wish to build a home with construction cost of $600,000. The appraisal comes in at $1,000,000. Since the lender will finance up to 80% of appraised value, there is $800,000 available. This will finance the construction, pay off any land loan, and include closing costs and construction interest in the loan, providing a true turn-key project with no out of pocket costs and payments starting when the home is complete!

Home builders also prefer this type of financing, because their own financial resources and credit lines are not needed. Since the customer is financing construction, the builder does not need to build in financing costs that would normally occur if they were building the same house for speculative sale.

Realtors who work directly with builders are also finding the benefits of one-close financing: Instead of just selling the land, and earning commission on the land portion, realtors can be instrumental in linking up the customer and the builder, selling the land and construction package and earning commission on the entire value.

The best advice for anyone deciding to finance the construction of a new home is to seek expertise in mortgage financing for their particular need. Companies advertising "we do everything" may not have the necessary lending relationships, just as banks offering two-step construction to permanent may not be competitive. In all cases, the customer will find that one-close construction loans save dollars and make sense.

Trips and slips are a common hazard on a building site, and whilst each employee must take all necessary action to prevent injury, if the employer has failed to take the necessary steps you will be able to make a claim for compensation.

Financing Your Home Building Dream - Construction Loans - Is Your Banker On Your Speed Dial?

Unless you have all the cash you need, building a home will require some type of financing. In most cases, this financing is referred to as a construction loan. And banks can play a big role for you.

construction loans are short term loans. They typically span only several months up to one year. They act as a bridge loan to complete your home until you've finished construction at which time they are paid off by replacing them with a regular home loan (usually a typical 30 year mortgage.)

YOUR LOCAL BANKER IS AN IDEAL SOURCE OF FUNDS

Ask your banker first. If you have an established relationship with your banker, very often something can be arranged for you to fund your home building project. Your banker, however, may not be set up to offer construction loans so you'll need to approach him with this question before you go too far in your planning. Never assume, always ask.

If he cannot do it, he very well may know of another local bank which can help you. Bankers are in the business of loaning money. That's how they earn their keep! Making wise and profitable loans is what keeps them in business. Yet, a construction loan is a special animal. On the one hand, the loan is a good one because it's dealing with real estate and real estate, over the years, has proven to be excellent collateral.

On the other hand, if the lender is not experienced with construction loans, they may not want to take it on. There is a lot of extra time, effort, and paperwork involved with a construction loan that not only costs more to prepare and administer, but can also be confusing, creating potential problems that can eat away at the banker's profits.

If the banker is experienced and eager to work with you, it might just be your best and least expensive choice for a construction loan. Over the years in the homebuilding business, I've been through a lot of situations. Let me recount some of the questions I've received. The answers should help you:

Q: What is involved in the qualification process when applying for a construction loan with a bank?

A: There is a lot more involved when applying for a construction loan than for a car, furniture, or even a home for that matter. Yes, of course, your income and credit ratings are important but your assets are also involved. The amount of cash on hand (in accounts and various investments) is also looked at. And he'll also take into account the current value of the building lot as well as the future value of the land/home package once the home is built.

Q: How much down will the banker require before loaning the money?

A: Invariably, a banker wants a down payment. This is to demonstrate that you have a financial involvement and are not apt to walk away from the project before you're done. After all, in construction, until the home is completed, there really isn't much collateral there for the banker to recoup should you flake out! Often 20% is the minimum required but there are exceptions to this!

Q: Does my land have to be owned in full before the bank will loan me money?

A: The short answer here is "yes." There are exceptions to this as well, but most bankers want the land as the only collateral they'll have at first. Yes, and they WILL want first position on that land during the construction process. In some cases, the bank will count the land as part or most of the 20% + down payment requirement.

Q: Can I build the home myself without using a contractor?

A: Not likely. While other lenders may allow for this, it is extremely rare for a banker to go this route. He wants assurances that the home will be completed and completed on time and within budget. Owner builders do not have as good a record with this as licensed builders do. In fact, the banker may even want to approve the builder before he okays the loan.

Q: What if I run out of funds in the loan before the house is complete?

A: Find out up front what the bank's policy is on this. It's possible that additional money can be added but only if there is enough potential value in the finished product and you must be able to qualify for the bigger loan if money is added. Many times the bank will not provide additional money. You must be aware of the policy and know where additional money would come from should the need arise.

THE BANKER WANTS YOUR MORTGAGE AFTER YOU BUILD YOUR HOME

Most of the time the bank gives construction loans despite the hassle because they want your other business including the 30 year mortgage once the home is complete and you move in. While there are certain types of construction loans that automatically become mortgages at the end, often this isn't the case and the banker is eager to get you to "convert" at the end of the construction loan.

It wasn't long ago, that contractors didn't need websites, but today things are a little different and we do.
